​With the economic downturn, changes in technology and ever increasing fuel costs; the way we buy cars is rapidly changing.  When Kendall Auto Group decided that they wanted to exceed the Toyota Motor Company standards for energy efficient and responsible construction, they chose deChase to manage the project for them.  With deChase’s leadership the building became the first and only LEED Platinum car dealership in the world.

The 58,000 square-foot Kendall Toyota Eugene building used the Toyota Motor Company design intent documents as a basis for design and evaluated all options to build a more sustainable facility. Through multiple design iterations a solution was finalized to meet LEED silver standards.  Throughout construction, deChase  evaluated options and made recommendations to better the buildings overall performance and was able to reach LEED Platinum before completion.

The building captures and uses rainwater to provide water to wash cars and for 100% of the landscape irrigation needs, the rainwater is stored in two 10,000 gallon recycled steel cisterns.  The buildings HVAC system uses an innovative heat wheel system to capture heat before it leaves the building and to pre-heat air coming into the building.  A PV system covers 90% of the building’s roof and provides 30% of the buildings energy need.  Water use was reduced by 50% using high-efficiency fixtures and the building was the first privately owned facility to install waterless urinals in the state.  Construction waste was reduced by 95% and there were no added VOC products used during construction.

deChase managed the development  through  building turn-over to Kendall, including training of staff and vendors in janitorial, oil supply and waste, HVAC maintenance, PV panel maintenance and landscape maintenance.  deChase designed a training program for staff and vendors with the goal of keeping the building in the highest working condition throughout its life.

deChase continues to evaluate the Kendall Toyota Eugene project for potential opportunities to improve the building performance for the Kendall Auto Group.
