The project is located at the SW corner of S. 11th Street and W. Lee Street in the city of Boise. The mixed-use program proposes 48 apartments in a new four-story building to satisfy much-needed housing in the River-Myrtle District. Distinct amenities catering to Boise’s active lifestyle will be provided for residents including a roof deck, and gym.
The studio, 1-, and 2-bedroom units range from approximately 458-937 sf, with many street-facing units containing private decks. The project proposes community benefits such as covered parking, stoops to activate the street, and generously covered and secured bicycle parking. The residences are located to screen the parking and activate the streets, with parking located to the rear of the building. The bicycle parking will tie into the proposed 11th Street bikeway improvements connecting downtown to the Greenbelt.
An additional 600 sf of neighborhood-serving commercial space is proposed, activating the ground level. This along with street-facing ground floor patios will help activate the streetscapes along 11th and Lee.
The massing of the building is designed to screen the required parking and activate the streets. Articulation of the 11th & Lee Street facades breaks down the scale to fit with the adjacent single-family houses.
