Compatible Infill Award

deChase Miksis joint ventured with Edlen & Co. on developing the latest addition to the Spokane Valley.

The Warren provides both workforce and market-rate housing to the growing demand for housing in the Spokane Valley.  Residents are likely to include urban transplants from larger metropolitan areas along with local residents who desire to learn, work, and play within a short distance of their home.

The project includes 137 units that is comprised of a mix of studios, one, and two-bedroom apartments. These mix of unit types will provide residents new options that have not been constructed in the downtown Spokane market since the 1980s.  The project also includes 57 parking stalls plus bike parking. Amenities will include outdoor urban amenity deck, amenity room, secured parking, energy-efficient systems, easy access to public transportation and a location mere steps from the Spokane River.  Neighborhood retail will also be developed and will likely include a coffee shop, market, or restaurant opening up to a plaza with seating and enhanced landscape.

The Warren reflects a strong commitment to sustainable design practices as the Developers secured a LEED Gold Certification from the US Green Building Council.

The Warren Awarded Compatible Infill Award 2024

"The principles of compatible infill sound clear at first - scale, transitions, building design, materials - design a structure that "fits in" with its surroundings. But it must also have features distinctive of its time period. And it must be differentiated, but not so much as to detract from its historic neighbors."
