A Vision for Workforce Housing in the Pioneer District

In the heart of Downtown Boise’s historic Pioneer District, Ash + River Townhomes stands as a testament to innovation and collaboration. Developed by deChase Miksis in partnership with Pivot North Architecture, this 34-unit, pet-friendly community redefines workforce housing with its blend of sustainability, comfort, and connectivity. Recognized nationally with the ULI Jack Kemp Award for Excellence in Affordable & Middle-Income Housing, Ash + River Townhomes exemplifies how thoughtful design can address the challenges of urban affordable housing.

Situated at the nexus of River Street and Ash Street, the project offers residents unparalleled access to the Boise River, the Greenbelt, the University, and Downtown Boise. Adjacent to the Pioneer Pathway and a small public park, the townhomes integrate seamlessly into the city’s fabric, promoting walkability and community engagement. The project’s LEED Gold certification ensures energy-efficient, healthy living spaces with reduced utility costs—a critical benefit for middle-income families.

Honoring History Through Art and Design

Ash + River Townhomes embraces the Pioneer District's deep historical roots. The site neighbors the historic Erma Hayman House, home to Boise’s first Black female homeowner, a figure of resilience and progress in the area. DeChase Miksis worked closely with the Boise Arts & History Department to honor this legacy.

One of the property’s most striking features is the curated art installation on the green-roofed covered parking structure, facing the Hayman House. Drawing inspiration from artifacts found within the historic home, the artwork tells the story of the district’s multicultural history, celebrating the vibrant lives that shaped the neighborhood.

A Catalyst for Urban Revitalization

A pedestrian-friendly historical walking path connects the property to the nearby park, inviting residents and visitors to engage with the area’s past. Along Pioneer Pathway, Push & Pour, a beloved local coffee vendor, anchors the development with a 500-square-foot retail space that adds vibrancy and charm to the community.

Ash + River Townhomes is more than a housing development—it is a model for sustainable urban revitalization. With a mix of townhomes, flats, retail, and open spaces, the project balances modern needs with historic preservation. Most units feature dedicated garages, while the remaining residents benefit from covered parking topped with a lush green roof. These design choices emphasize sustainability and community, making the property a landmark of Boise’s urban landscape.

The development’s success was a collaborative effort, made possible through partnerships with the City of Boise, the Capital City Development Corporation, and Boise Parks and Recreation. Together, we reimagined a site once occupied by aging homes into a vibrant, inclusive, and connected community.
