Skillern Investments, LLC looked to deChase Miksis to analyze their portfolio of commercial properties and redevelop the assets with the most potential.  A fully depreciated, under-performing property along West 11th Avenue in Eugene was the initial project deChase undertook. We re-energized the underutilized retail space with a modern design and a mixture of textures to maximize value for the tenants and surrounding community.  We also established relationships with the tenants to be able to rejuvenate the property in a way that provides them with a built environment that will optimize their individual capacity.   

deChase handled all aspects of the project from securing Starbucks as the anchor tenant to the establishment of an operations and maintenance plan for the lifetime of the property upon completion. 

Key deChase Responsibilities:

  • Provide all site due diligence and feasibility analysis

  • Complete pro-forma development and financial analysis

  • Develop risk management plan

  • Negotiate all vendor and partner contracts

  • Manage all governmental entitlements including multi-jurisdictional environmental approvals

  • Secure all financing and provided all budget monitoring and oversight

  • Manage a fast-tracked project, delivering the space to a tenant with an  accelerated completion deadline
